Do you want to know the main environmental permits or procedures you need? In three minutes you will do it if you don't stop reading this post.

All (or almost all) projects require an environmental permit. The years in which everyone could do what they wanted on their land have passed (fortunately) into history. Whatever you do or project what you project, you should ask yourself several questions to know what you have to request and to whom.

Do ramblas or streams pass through my land?

If not, congratulations. But remember, you should consult the official cartography of each Confederation to find out if this is indeed the case. What for you can simply be a simple rambla can be classified as a riverbed. Remember that if you have a riverbed on your land, you must keep regulated distances and you must meet other conditions for its proper public use. If you can't locate any watercourse (permanent or not), you've already passed the first screen. But that doesn't mean you should forget about the Hydrographic Confederations, since, depending on the activity and what you install in it, you'll have to request different permits to prevent groundwater pollution.

Can I have a livestock route that crosses your land and not know it?

Yes. If you have roads that link places intended for grazing created for ranchers and shepherds to move their cattle and it is catalogued, you have a livestock route and you must respect it. To know the situation of these roads, you can consult the official cartography of each Autonomous Community. Sometimes you may not see this livestock route on your land as a real path, and you may not see it on official maps (1:25,000 from IGN, for example) but that doesn't mean they don't exist.

My project in a Public Utility Forest?

You can promote some projects in Public Utility Forests, but first, you must obtain authorization to occupy land. These mountains are managed by a Council or City Council. The occupancy will be subject to the payment of an annual fee and will be updated with the CPI.

What is the Urban Compatibility Certificate (CCU)?

The Urban Compatibility Certificate or CCU is a permit that all local governments must issue for projects. It is basically a report with the urban viability of your project and that indicates if the activity is admissible in the proposed site.

Do I need to do an Environmental Impact Study?

It depends. If you read us regularly, you will already know this great friend. You should know if your project or activity is subject to Environmental Impact Assessment based on Law 21/2013, of December 9, on environmental assessment or other regional regulations, if you don't know how to interpret these laws, don't worry, call us and we'll help you.

And after the Environmental Impact Statement, is everything ready?

No. If your project has been submitted to an Environmental Impact Assessment and you have obtained an Environmental Impact Statement, read it carefully. In it, you may be asked for additional permits and studies: drafting restoration projects in greater detail, photographic reports, the appointment of a person responsible for complying with the project's environmental monitoring and monitoring plan, among others.

Do I also need a permit for felling, pruning or clearing?

Yes. Even if you have all the previous permits and an Environmental Impact Statement or a Resolution of no need, or if your activity was not subject to it. You can now get ready to execute your work or project, but be careful!!! you must have this permit if your work affects natural vegetation (scrub, scrubland, trees,...)
